A Milestone for Parcel K

Design

I am pleased to announce the Boston Redevelopment Authority’s recent approval of the proposed concept design for Parcel K, a mixed-use residential and hotel development in the Innovation District. A handsome addition to the neighborhood, the development will enhance the streetscape activity along Northern Avenue and perpetuate the spirited night life and energy that’s been started by venues like the adjacent Liberty Wharf and Blue Hills Bank Pavilion.

Hampton Business District Breaks Ground

Yesterday we broke ground on the Hampton Business District at Gabreski , a new business and technology center on Long Island. With almost a half million square feet of office, warehouse, and showroom space, as well as a hotel, the project will offer a home for the growing number of businesses looking to set up shop in the Hamptons.

Last night, Arrowstreet and Conroy Development had an engaging presentation and discussion about the new mixed-use development on MassPort’s Parcel K, which will provide new residences and a hotel for visitors to the Innovation District. In addition, the project will contribute to the Innovation District’s mission to accommodate micro-residential units and flex office space, complimented by restaurants and retail, all serviced by the adjacent Silver Line. The support for the program and the building’s aesthetic is encouraging and we look forward to further public discussions as the project develops.

Here are some photos of the recent NEWiRE tour of the Chestnut Hill Square project we’re working on for New England Development.  As a member of the project team for a couple of years now, I enjoyed hearing from NED’s Doug Karp about the project, and hearing feedback from attendees about the project’s design. And we even received a reward for attending – the retailers contributed to amazing gift bags, Wegmans provided beverages and light appetizers, and the evening was capped off at neighboring Capital Grille. Some of the stores are open now, with more opening this month and Wegman’s scheduled to open next spring (2014).

Paul McMorrow’s article in the Boston Globe this week was a thoughtful, nuanced description of our CitySquare project in Worcester. Advocating for a deliberateness in development as well as the importance of density to create a vibrant downtown, the article offers a glimpse into what makes a city successful. As McMorrow writes: “The city is currently working on rebuilding a downtown that looks and functions like one. It is a turnaround plan that celebrates the downtown, instead of suburbanizing it. It recognizes that good downtowns start with people, and once downtowns fill with people, business happens organically.” McMorrow also highlights the importance of residential density, a key component of our master plan, to the transformation of Worcester as it creates a critical mass of people invested in the success of their neighborhood…

Revere Beach Redevelopment:

Revere Beach is undergoing a major revitalization. Arrowstreet is currently working on several projects in the city of Revere, Massachusetts, including the master planning and design of Waterfront Square, a transit-oriented, mixed-use development on 8.8 acres of oceanfront land surrounding the Wonderland MBTA station. Several components of Waterfront Square have recently been completed, including the South Parking Garage and Intermodal Station, the Markey Memorial Bridge, and a broad civic plaza. We’re also currently working on the DCR Beach Support and Public Facility and on a multifamily housing development. Our planning and design for Waterfront Square will create new economic activity in the area with greater pedestrian connection, organized vehicular access, and an enhanced public beach front and open view corridors to the water.

Revere Beach has a rich and varied history, which we explored as part of our planning process to understand and learn from the past.

Rock Spring Centre

Arrowstreet is continuing our design support for Rock Spring Centre. We’ve been helping our client, DRI, as they work with grocery/market and other tenants for this mixed-use development in Montgomery County, Maryland.  The full project will provide retail, office, hotel, and housing strategically located at a confluence of major highways just north of Washington, D.C.

On May 7th, our design team received the site plan approvals for a new retail project on Bloomingdale Road in White Plains, New York. Led by our fantastic new clients, Faros Properties and Caspi Development, we designed the building to work with the challenging topography of the site by placing all of the parking on top of a single floor of boutique retail shops. Our goal for the project has been to provide a pedestrian-driven shopping center with an outdoor sidewalk bustling with window-shoppers, café seating, and lush landscaping. An existing office building on the site was the former headquarters for Nestle, and is now home to several private and government offices. The new parking garage will serve the offices as well as new retail shops. The Common Council of White Plains approved the project unanimously!

Stay tuned for updates. We’re working on the retail marketing campaign now, and construction will start soon.

Site Visit to Chestnut Hill Square

Recently, the Arrowstreet staff accompanied me to the Chestnut Hill Square project for a site visit. The four new structures are each at different phases of construction, but enough is there to get a good sense of the massing, spatial relationships, and envelope finishes. Building A, the largest structure, is the one furthest along, with the brick veneer and storefront being installed and partitions and cores going up on the interior. Buildings B and C have the steel up and the exterior is starting to be framed out. The parking garage is far along- it went up quickly, within the past five weeks, with prefab concrete components…

An Update on Chestnut Hill

Chestnut Hill Square’s long journey is becoming reality. The foundations are poured, the steel is erected, the exterior brick and limestone facades are being installed, storefront and curtainwall glass is underway, and the parking garage precast erection starts this week. Soon tenants like Wegmans Food Market, the health club Equinox, and restaurants Seasons 52 and Brio Tuscan Grille will begin their fit-outs. The hard work, collaboration, and vision of so many Arrowstreet team members was vital to the creation of this dynamic mixed-use development and it’s very exciting to watch it all come together. Chestnut Hill Site Visit

This past week I was able to join an Arrowstreet group to get a tour of the Chestnut Hill site from Jason King and Mike Manship. The project has had a long history in the office but I’ve only recently joined the team, working on the 350+ space pre-cast garage scheduled to open in the fall of 2013. In addition to the parking garage, the first phase of the complex includes three buildings which will house retail, medical offices, a Wegman’s grocery store, a health club, and restaurants. The MBTA’s new Arrowstreet-designed South Parking Garage and Intermodal Transit Center opened on Saturday (June 30th) with a ribbon-cutting ceremony attended by MassDOT Secretary Richard Davey, Revere Mayor Daniel Rizzo, U.S. Rep. Ed Markey, state Rep. Kathi-Anne Reinstein, House Speaker Robert DeLeo, and Revere City Councilor at large Anthony Zambuto, among many others from the Revere community. Worcester CitySquare: Rising from the Dust of Demolition

We’re happy to share these recent construction photos of the CitySquare development in downtown Worcester. Arrowstreet has been working on the planning and design of the mixed-use development which will create a revitalized neighborhood and reintroduce retail and entertainment to Worcester’s downtown. The first building to be built in this development is One Mercantile Place, a 200,000 square foot office building that will consolidate Unum’s Worcester offices. Construction is tearing along, and we are on track for a October 2012 completion.

Rock Spring in the News

Design

Rock Spring Centre, a mixed-use development in Bethesda, Maryland, was recently featured in the the press at REBusiness Online. The development – a joint project of The Peterson Cos. and DRI Development Services and master planned by Arrowstreet – is planned for LEED certification and will include retail, a 200-room hotel, residential units, and office space.

Traveling in Jeddah

Inspiration

In December I went with Rasem Badran of Jordan to meet with a prospective client in Jeddah. The client, who is developing a new retail and mixed-use town center in Medinah, short-listed two finalists to come for an interview and charrette. Rasem has international stature for his work in restoring and building new construction in areas of Islamic heritage, and Arrowstreet has done several projects with his firm. While I was there, I snapped these photos of historic structures in old Jeddah.

Worcester CitySquare Building H Topping Off Ceremony

Arrowstreet recently celebrated a big moment with the City of Worcester, Unum, and many others when the steel frame was finally topped off at the CitySquare Development’s newest office highrise on January 4th. It was a brutally cold day, but a well-attended and warmly welcomed milestone for the many people involved. The patriotically painted beam was signed and hoisted 120 feet up into the air to be placed in its final home. What an impressive sight: an evergreen tree on one side and the American flag on the other, flying up in the sky marking the building’s official presence in Worcester’s skyline…

Revere Transit Infrastructure Project Groundbreaking

On September 13th, the second phase of Waterfront Square at Revere Beach kicked off with the groundbreaking of the Transit Infrastructure project.  The Arrowstreet-designed project, part of a public/private partnership between Eurovest Development, the City of Revere, the DCR, and the MBTA,  includes a signature pedestrian bridge symbolizing the City’s commitment to the ongoing redevelopment of historic Revere Beach, recognized as the first public beach in the US.  The public plaza and bridge will directly connect the beach to mass transit and public parking. This groundbreaking follows almost a year to the day after the groundbreaking of Phase 1, our 1465-car parking facility for the MBTA’s Wonderland stop…
